Armstrong Creek Town Centre
A vibrant heart for a future village
THE IDEA
Armstrong Creek is Victoria’s largest contiguous growth area: 2500 hectares earmarked for development in the Geelong region, which is itself regional Victoria’s fastest growing area. Our masterplan for the town centre is the first step in a complex 12-stage, 2600-hectare greenfields development that will ultimately deliver homes for up to 65,000 residents, 22,000 jobs, and a sustainable, walkable, vibrant community.
“The Armstrong Creek Town Centre will be the commercial and social heart of the Armstrong Creek growth area.”
City of Greater Geelong
THE SOLUTION
Our masterplan creates a vibrant heart for the new town by integrating land to the north and south of a main road using human scale, walkable distance, strong connection to community facilities and diverse clusters of use. Anchor tenants are placed in quadrants and the main car access is located at the perimeter.
Environmentally sustainable design is a strong feature of this development. The town centre uses innovative e-concrete panels made from recycled ash, extensive solar power including street lighting, and stormwater diversion to existing wetlands. This helps support the natural environment and reduce running costs over the lifecycle of the development.
“Architecture can’t solve every problem, but it helps. Successful social integration begins with architectural placemaking.”
Teddy Chung, Associate, Retail and Mixed-Use
THE IMPACT
This fully integrated, walkable, sustainable town centre is a critical first step in an ambitious masterplan that will ultimately involve most sectors at Clarke Hopkins Clarke: education, senior living and aged care, health, community and mixed use. It will be closely linked to planned train station and lead the growth of this entire corridor.
By drawing on our experience creating vibrant communities, we are delivering a town centre that supports walkable urbanism, healthy lifestyles and social, economic and environmental sustainability throughout the broader development.
