Sensitive but aspirational architecture in a coastal beach location

Kingscliff Apartments is a sensitive but aspirational insertion into the coastal beach town context of Kingscliff. Two, four-level buildings comprising a total of 25 residences front the iconic Marine Parade with a second street frontage on Pearl Street.

The site sits amongst a mixed-bag of brick, multi-unit housing blocks from the 1970’s – early 2000’s. The design takes an understated approach to carefully introduce a luxurious residential product into this naturally beautiful but architecturally conservative setting.

The architecture and materiality follow local coastal cues; white pre-cast textured panels with curved balcony forms present a pattern that mimics the ebbs and flows of the sea. Vertical recesses and balcony ceiling soffits are clad in warm timber textures, combined with bronze colour battening to inject warmth into the façade, while inbuilt planter boxes and lush green landscaping provide further biophilic elements that connect occupants with nature.

Each residence responds to the environment with crossflow ventilation maximised to capture sea breezes, while angled corner windows create panoramic view lines to the beach or hinterland. A central communal space brings people together for planned or incidental interaction. It incorporates a covered barbeque pavilion and a north facing pool which is protected from the coastal winds
